Advertisement for Sealed Bids for Sale of Property at 1215 McCormick Road to be Offered by Upper Allen Township
Notice is hereby given that the Board of Commissioners of Upper Allen Township, Cumberland County, Pennsylvania, are seeking qualified bids for the sale of a Residential Structure located upon the Township’s property at the address of 1215 McCormick Road, Mechanicsburg, PA 17055.
Sealed bids will be accepted by the Township until October 3, 2022 4:30 p.m. EST. All bids shall be received by Upper Allen Township at its offices located at 100 Gettysburg Pike, Mechanicsburg, Pennsylvania, 17055. The bids will be opened on October 4, 2022 at the Township office. The award of the contract of sale shall be made by public announcement at the regular meeting of the Board of Commissioners on October 5, 2022.
There will be an opportunity to register to inspect the structure on Monday, September 26th between 10am-12pm. The following steps must be taken to register:
- Submit a written letter of intent to bid and a $5,000.00 Good Faith Deposit/Note to be held in escrow until the bid opening.
- Bidders must identify any guests they wish to bring with them to the Township. Only two guests will be permitted. Additional guests may be permitted at the discretion of the township upon a showing of necessity.
The Township property to be sold consists of the residential structure (“Structure”). The Structure consists of a two-story building comprising approximately 2,760 square feet. No accessory buildings are included. The Structure is being sold in “as is, where is” condition without any warranty or guaranty of fitness for a particular purpose or merchantability, whether express or implied.
The Structure is being sold pursuant to written Terms and Conditions of Sale. The Terms and Conditions of Sale contain information regarding the Structure to be sold, bid procedures, and the terms and conditions of sale. Interested bidders may obtain a copy of the Terms and Conditions of Sale by contacting the Assistant Township Manager via telephone (717) 766-0756, email firstname.lastname@example.org, or in person at the Township Building, 100 Gettysburg Road, Mechanicsburg, Pa 17055.
Each sealed bid must be accompanied by a Certified Check or Cashier’s Check, made payable to the Township, in amount equal to ten percent (10%) of the Bidder’s total purchase price, as a deposit towards the purchase price for the Structure, and as a security for Bidder’s purchase of the Structure in the event the Township accepts the bid.
The highest qualified bid shall be accepted on the condition that the purchase price shall be paid within 60 days of the acceptance of bids.
The sale of the residential structure will be accompanied by a limited permission to enter the Township’s property to remove and relocate the Structure. The accepted bidder will be required to remove the Structure from the Township’s property within 180 days of the date of acceptance of the bid. The successful bidder shall obtain a policy providing general liability insurance with minimum coverage limits of $1,000,000 per occurrence/$2,000,000 aggregate, Upper Allen Township shall be named as an additional insured and loss payee.
The successful bidder shall also provide a performance bond with surety in the contract amount but no less than $100,000 to ensure the successful bidders covering the successful bidder’s faithful performance of the contract and all obligations arising thereunder, including but not limited to the removal and relocation of the Structure.
No bidder may withdraw a bid within thirty (30) days after a date set for the opening of bids.
Upper Allen Township reserves the right to reject any and all bids, or parts thereof, as the Board of Commissioners deem to be in the best interest of the Township. Upper Allen Township reserves the right to waive any defects or irregularities in the bids.
